If our client works in Austria and receives income in euros, they have the opportunity to purchase property in Hungary after just three months. However, due to the higher risk associated with cross-border financial services, this process is subject to slightly stricter conditions compared to Austrian financing.

Requirements and Necessary Documents:

From 18 years of age (legally competent persons)

  • Main residence in Austria

  • 10–20% equity depending on valuation result and/or additional collateral (Austrian or foreign properties in HU, SLO, HR)

  • Payslips from the last 3 months

  • Bank statements from the last 3 months

  • Copy of ID

  • Copy of registration certificate

  • If purchasing through an agent: property exposé

  • If private purchase: land register excerpt, floor plan, energy certificate, interior and exterior photos

  • For construction projects: construction plan, elevation plan, land register excerpt of the building plot, cost calculation and/or construction offer

Additional Purchase Costs:

  • Property acquisition tax 4%

  • Above 1 billion HUF: 2%, max. 200 million HUF

  • Legal fees 1–3%

  • Land register entry 6,600 HUF

  • Notary fees 8,200 HUF – 86,200 HUF

  • Commission 2–6%
