In 2026, the Province of Styria offers a specific funding option for the purchase of existing detached homes in need of renovation, combined with subsequent energy-efficient renovation. The aim of this subsidy is to make the modernisation of existing residential buildings more attractive and to encourage families not to focus exclusively on new construction.

This option may be particularly interesting for those who do not wish to build a new home in Graz or elsewhere in Styria, but would rather purchase an existing one- or two-unit detached home requiring energy-efficient renovation and then modernise it.

It is important to note that the subsidy always depends on the available budgetary resources, and there is no automatic legal entitlement to receive it. For this reason, the application should be prepared in good time and submitted with complete documentation.

What can the subsidy be used for?

The subsidy can be used for the purchase of an existing one- or two-unit detached home in need of renovation and for the subsequent energy-efficient renovation of that property.

According to the official rules, the subsidy may consist of two parts: first, a preferential provincial loan for the purchase of the existing detached home, and second, a non-repayable grant for the subsequent thermal, i.e. energy-efficient, renovation.

This is not a general home-purchase subsidy. It specifically applies to existing detached homes that are purchased and then undergo energy-efficient renovation based on a renovation concept.

Which properties may qualify?

The subsidy applies to one- or two-unit detached homes. The property to be purchased must be at least 30 years old, assessed on the basis of the date of the oldest building permit.

The subsidy does not apply to buildings with three or more residential units, or to terraced-house or larger residential building projects where an entire residential complex is being renovated.

Secondary residences, holiday homes, weekend houses, tourist-use properties, guest rooms, offices and commercial premises are not eligible. The subsidised property must later serve as a permanent residence.

Who can apply for the subsidy?

The subsidy may be applied for by natural persons who purchase an existing one- or two-unit detached home and subsequently carry out energy-efficient renovation.

The applicant must be of legal age and must have Austrian citizenship or an equivalent status. The household income must not exceed the applicable income limits.

An important restriction is that certain intra-family property transfers do not qualify as eligible purchases. For example, purchases between spouses, cohabiting partners, registered partners or direct-line relatives are not treated in the same way as purchases from an external seller.

How much funding is available for the purchase?

A preferential provincial loan from Styria may be available for the purchase of the existing detached home. Depending on household composition and income, the amount can be up to EUR 80,000.

The loan has a term of 30 years and an interest rate of up to 1.50% per year.

The amount of the provincial loan cannot exceed the actual purchase price. Ancillary purchase costs, such as fees, taxes or other incidental costs, are not included when calculating the purchase price.

Basic amounts for the purchase loan

For one person, the basic amount of the provincial loan is EUR 40,000. For spouses, cohabiting partners or registered partners, an additional EUR 10,000 may be taken into account. For each further close relative living in the same household, an additional EUR 5,000 may be included. For young families, an additional bonus of EUR 10,000 may also be possible.

However, the total amount of the provincial loan is limited to EUR 80,000.

Income requirements

Income limits also apply to the purchase subsidy. For one person, the annual net income must generally not exceed EUR 49,600. For two persons, the limit is EUR 74,400. For each additional person, a further EUR 6,570 may be added.

If the household income exceeds these thresholds, the amount of the provincial loan may be reduced. According to the official rules, for each additional EUR 1,310 by which the income limit is exceeded, the loan amount is reduced by 20 percentage points.

How much funding is available for the renovation?

A one-off, non-repayable grant may also be available for the energy-efficient renovation carried out after the purchase. The amount depends on the number of thermal renovation measures implemented.

For one measure, the subsidy may amount to 10% of the eligible costs. For two measures, it may amount to 20%; for three measures, 25%; and for four measures, up to 30%.

The maximum eligible renovation costs are EUR 80,000. This means that the non-repayable grant is generally limited to a maximum of EUR 24,000. If renewable raw materials are used, the upper limit may in certain cases rise to a maximum of EUR 27,000.

Which renovation works may be eligible?

The subsidy primarily applies to energy-efficient improvements to the external building envelope.

Eligible measures may include thermal insulation of the external walls, insulation of the top-floor ceiling or roof, insulation of the bottom ceiling or cellar ceiling, as well as the replacement or renovation of windows and external doors.

It is important that the works are carried out by appropriately authorised contractors, and that the invoices are issued in the applicant's name and refer to the address of the relevant property.

Renovation concept and energy documentation

One of the central elements of the subsidy is the renovation concept. This defines the steps and technical content of the building's energy-efficient modernisation.

Energy performance certificates are also required: the condition of the property before renovation and the planned or completed condition after renovation must be documented. The required energy data must also be uploaded to the ZEUS database.

The aim of the subsidy is to ensure that the building's energy consumption is significantly reduced and that the renovation meets the relevant technical and energy-efficiency requirements.

How does the application process work?

The funding process consists of several steps. First, the application for the provincial loan connected with the purchase of the existing detached home must be submitted.

After approval of the purchase subsidy, the energy-efficient renovation must be registered within a specified period. This registration must take place before the renovation works begin.

The final application for the renovation grant can be submitted after the works have been completed and settled. It is important to note that only works carried out after the provincial registration confirmation are eligible for funding.

Important deadlines and budget limits

The Große Eigenheimsanierung 2026 subsidy programme started on 1 March 2026 and is expected to run until 31 December 2026, depending on the available budget.

Applications are processed in the order in which they are received, meaning that the "first come, first served" principle applies. Once the available budget has been exhausted, no new applications can be submitted.

For this reason, the purchase and renovation plan should be prepared in good time, together with the bank financing and the necessary legal arrangements.

Connection with bank financing

This subsidy can also play an important role alongside bank financing. The provincial loan may form part of the purchase financing, while the energy-efficient renovation grant may reduce part of the later modernisation costs.

When planning the bank loan, it must be taken into account that the provincial loan has to be secured in the land register, the Austrian Grundbuch. If the bank's mortgage lien ranks ahead of the provincial loan, the official rules require certain cancellation obligations to be registered in favour of the Province of Styria with regard to the higher-ranking encumbrances.

For this reason, the bank financing, the provincial loan and the later renovation grant should be planned from the outset as part of a single overall financing structure.

Important distinction: Steirischer Sanierungsbonus

The Steirischer Sanierungsbonus was a separate, one-off special programme for people who had already commissioned and completed certain renovation works but were affected by the 2025 funding stop.

This funding option is currently no longer available. According to the official information, the budget for this special programme had already been exhausted as of 22 April 2026, and no new applications can currently be submitted.

For this reason, it should no longer be treated as an active, generally available subsidy option for clients.

Who may particularly benefit from this subsidy?

This funding option may be particularly interesting for people who wish to purchase an existing detached home in Styria and modernise it in an energy-efficient way. It may be useful for young families, home buyers looking for their own residence, clients purchasing an existing house in rural or suburban areas, and those who wish to supplement their bank loan with a preferential provincial loan and a renovation grant.

The structure may be particularly useful where the client is not considering new construction, but would rather make an existing, older detached home more valuable, more energy-efficient and more sustainable in the long term.

What should applicants pay particular attention to?

Funding applications should only be submitted with complete and formally correct documentation. Incomplete applications or so-called "blank reservations" may lead to rejection.

When preparing the purchase and renovation, it is advisable to check in good time the age of the property, the household income situation, the eligibility requirements, the treatment of the bank financing and provincial loan in the Grundbuch, the renovation concept, the energy performance certificates, and whether the planned works actually qualify as eligible measures.
